Buyer's Home Inspections
Before you commit to buying the house of your dreams, a home inspection will provide you with important information on the condition of the house. This will allow you to make an educated purchase decision. The inspection covers hundreds of components in the house. We strongly encourage the buyers to attend the home inspection in full to better understand our findings. Throughout the inspection we will point out issues and any necessary maintenance requirements, and explain how your house operates as a system. We will address your concerns and answer any and all of your questions.
Cost:
Single residential homes up to 2500 sq ft: $375 + HST
Up to 4000sqft: $425+HST
Additional outbuildings or workshops: $50 & UP + HST
Homes larger than 4000 sq ft are priced on an individual basis.

Seller's Pre-Listing Home Inspection
Listing your house is a big step. It is very beneficial to know the condition of your house so that there are no surprises at time of sale. An inspection will point out issues and defects which may deter potential buyers or may affect the value of the home. A pre-listing inspection also helps inspire confidence in prospective buyers regarding the condition of the home. Information is power when the negotiations begin. Whether the buyer chooses to use your inspection report or hire another inspector, there will be no surprises. We will point out issues and discuss options to deal with any issues prior to listing your house.

2500sqft–4000sqft: $425+HST

New Home Warranty Inspections
Buying a new home, one may think it would be perfect and everything would operate as it should. However, even in brand new homes there are mistakes made and issues found.
Typically, your new home will come with a 12 month warranty, which allows you to file a list of issues to the builder at the 30 day mark and prior to the first year anniversary which is called the “11th month Warranty Inspection” Having a professional home inspection will provide you with a professional report which you can provide your builder for the repairs. Most new home builders provide a 12 month warranty, but once you let 12 months pass without any inspection or filing of issues, the builder is no longer required to address any issues. Over 10 years of inspecting new and old houses we have seen numerous times where issues in a new house were ignored and cause more and severe damage in the future and the builder got away without having to rectify the issues.

Maintenance Inspections
Maintaining your house from season to season is imperative to ensure healthy and safe living conditions and to maintain the real estate value of your home. A routine maintenance inspection of your house may find minor issues which if left unrepaired may be a costly in the future. This inspection may also identify any health or safety issues.

One-System Inspection
You may have specific concerns about your current house or house you are considering for purchase. We can inspect one specific issue and provide an assessment and report. For example, you may notice a wet stain on the ceiling; we will investigate the potential cause of the issue. Or, you may have received conflicting repair methods and costs form contractors, we can help you by assessing the issue and recommend suggested repair methods.

Inspection of ONE system in a house - $150 + HST
Walk-Through Inspections
In today’s fast market, sometimes there is not enough time to conduct a full inspection before a purchase decision needs to be made. Instead of a full inspection with a full report, we can provide a quick walk-through inspection of the house to assess any major problems or potential hazards. This may give you the peace of mind if there is not adequate time permitted for a full inspection.

Commercial Inspections
Commercial building and multi residential building inspections will identify the current condition of the building and any safety or maintenance issues. Prior to the purchase or lease of the building you will walk away knowing the condition and any potential issues.
